A commercial lease will usually require a tenant to undertake repairs during and at the end of the tenancy, the schedule of condition enables a tenant to negotiate any immediate defects ahead of taking responsibility for their repair and in most cases will enable the commercial tenant to limit their liability for repairs to future deterioration only. The methodical manner in which the commercial survey is undertaken will limit an aggressive landlord’s dilapidations claim at the end of the lease. A good schedule of condition appended to a commercial property lease can save significant amounts of money when a tenant vacates the property and they should not be overlooked.
